Head of Real Estate / Property Manager at Primagruppen
Primagruppen is a nonprofit organization within healthcare and social care, working with housing, rehabilitation, and social development. Our properties are a central part of our operations – they must be safe, functional, and long-term sustainable for both residents and operations.
We are now looking for a Head of Real Estate / Property Manager who wants to take overall and strategic responsibility for our property portfolio and develop a modern, business-oriented, and long-term property management.
About the role
As Head of Real Estate, you have overall responsibility for Primagruppen's properties – both strategically and operationally. You work closely with management and are a key person in developing structure, governance, and long-term planning related to investments, maintenance, and value creation.
You drive the work forward with a clear business perspective and ensure that the properties support the organization's needs – today and in the future.
Your mission
- Establish and develop a long-term property strategy (5–10 years)
- Be responsible for investment plans, renovation needs, and maintenance strategy
- Prepare decision-making materials related to budget, investments, and priorities
- Be responsible for procurement and external suppliers
- Ensure structured management from:
- financial perspective
- technical/practical perspective
- legal perspective (e.g., leases and contracts)
- Develop workflows, templates, and processes for planned maintenance
- Establish and manage renovation fund and long-term capital planning
- Work closely with operational managers and management to ensure correct priorities

Your experience and competence
We believe you have:
- several years of experience in property management at a strategic level
- experience in investment planning and budget responsibility
- experience in procurement and working with contractors
- good understanding of legal issues in property
- experience in building up structures, processes, and governance
Qualifications
- Relevant university education or equivalent experience
- Good Swedish in speech and writing
- Driver's license B
- Good IT and system proficiency
